Phil Lerch works with clients on real estate transactions, representing lenders and borrowers on a wide range of financing structures, from construction to permanent loans. Phil also represents purchasers and sellers of commercial real property and real estate-secured loans, and counsels developers, investors, landlords and tenants on transactions in California and across the nation. He often works with institutional and private party lenders and affiliates in foreclosures, workouts, and REO dispositions of commercial properties throughout the U.S., and has advised institutional investors and commercial property operators in structuring joint venture arrangements in some of the nation’s largest cities.

Career Highlights

Represented borrower in restructuring a $97 million permanent loan into a $257 million blended permanent/multi-phase construction loan for a studio and office project in Los Angeles.

Advised seller in an $89 million sale of an office building in Los Angeles.

Counseled purchaser in acquisition of a $22 million retail project in suburban Ontario, Calif.

Represented syndication agent and originating lender in a $684 million construction loan for a mixed-use residential, retail and office project in suburban Seattle, Washington, and in the syndication, amendment and restatement, and restructuring of same.

Counseled property owner and ground tenant in a combined $100 million fee and leasehold refinancing of a commercial property in Santa Barbara.

Advised developer in the refinancing of approximately $60 million of mortgage debt for retail projects throughout California.
